Because choosing a contractor to build your home is a complex task, and because the possibilities can seem endless, it is important identify your needs and take the time to research your options. Here are some things to consider to help you make the right choice.
Take the time to assess your needs
In general, an experienced builder with proven skills who is committed to offering good service will satisfy most future owners. However, to ensure a builder meets your requirements, it is important to take the time to sit down with them and ask questions.
Be sure to take however long you need before signing the contract. Depending on the company, the normal contractor selection process may require several meetings and site visits. It is important that you be confident in your choice of contractor.
Request multiple bids
As is the case for most maintenance and renovation work, we strongly suggest requesting multiple bids. Bids using the same specifications will be easier to compare because the nature of the work will be identical.
Be careful not to make your decision based solely on price. Compare what is and is not included as well as the materials, options and proposed improvements. It is important to keep an eye out for incomplete bids, which leaves the door open to extra costs. You should also be wary of undeclared work, which is usually done without a contract, paper trail or invoice, leaving you unprotected in the event of a problem.
Make sure your builder is reliable
Membership in the Canadian Home Builders’ Association is voluntary, so being a member demonstrates a commitment to meeting the standards of professionalism and customer service set by the construction industry. Members must also adhere to the association’s code of ethics and are otherwise monitored in a number of ways. While there may be reliable builders who are not part of the association, the fact that a builder is a member serves as evidence of their experience and of the seriousness of their business.
Before making your decision, it is also a good idea to look into the number of years a builder has been in business, their company’s financial stability, any complaints that may have been filed, the quality of the labour and materials used and their use of subcontractors. Some of these things may affect your choice.
Put your requests in writing
Having a written account of the work to be done can make the planning and supervision of construction easier. It is also important to write down your requests, including deadlines, the duration of work, penalties for delays, permits, construction site safety, the cleanliness of the premises, the protection of trees and landscaping, civil liability insurance, and the protection of neighbouring properties.
Make sure you are covered after taking possession
Be sure to check what guarantees are offered by the company and product manufacturers, and ask about the after-sales services available. It is important to know your options if there is a problem after you take possession of the house.
